Vehcles must be removed from the affected side of the community by 7:00 a.m. on the days/dates listed above. Moreover, those vehicles removed must remain off the property until the re-sealing is completed. (Please do not return your vehicle until the barricades have been removed.)

Spring Clean Up To the Owners and Residents of Mosby’s Landing On Friday April 16, 2010, a large dumpster will be placed on Glengyle Drive alongside the community’s pool for a two-week period. The dumpster will be there for residents use to dispose of unwanted household items. This is an annual opportunity for everyone to assist with beautifying the community by getting rid of no longer needed or wanted items, especially those items being kept on or around porches, patios and balconies. Some guidelines: Please do not put electronic items or large appliances, such as TVs, computers, stoves, refrigerators, etc., in the dumpster. Items such as these should be taken to a recycling center or the county landfill for disposal. Also, please continue to deposit normal household garbage and trash in the community’s dumpsters and recycling bins. Management will be conducting a community walk through on April 27, 2010, to make sure all residents are in compliance with the Association’s rules and regulations. Items determined to be trash which have not been removed will be removed and put in the dumpster by a clean up team. Homeowners receiving letters for not being in compliance with the rules are subject to being fined $50.00 and/or $10.00 per day for continuing violations. The Annual Meeting of the Mosby’s Landing Condominium Unit Owners’ Association will be held on Thursday, January 14, 2010, at 7:00 p.m. at the Emmanuel Lutheran Church, 2589 Chain Bridge Road, Vienna, VA. (the church is located directly across Route 123 from the community). A notice of the Annual Meeting was mailed to each unit owner on December 15, 2009. The first thirty minutes of the Annual Meeting will be devoted to an Open Forum during which time the Board of Directors will be introduced to the membership, and Association members may direct their comments, questions or concerns to the Board. Board members will then be prepared to provide an overview of projects and accomplishments completed in 2009, and discuss future plans and projects which will affect the community in 2010 and beyond. All Association members are invited and encouraged to attend the Annual Meeting. In order for the meeting to be successful and “official,” twenty-five percent (25%) of the Association’s membership must attend either in person or by submitting their proxy to the Association’s Management Company, TWC, prior to the meeting date. If you, as a unit owner, have not had the time, interest or inclination to attend regularly scheduled monthly Board of Directors meetings during 2009, your Board would sincerely appreciate your setting aside an hour or two on the evening of January 14th to participate in making the 2010 mandatory Annual Meeting a resounding success. RODENTS IN COMMON AREAS
The community is experiencing a problem with rodents nesting on common property. This situation is creating a very serious health and safety risk. A contract pest control company will be treating the problem. However, to assist in ridding the community of this problem, residents are instructed to remove all personal items from the common- and limited-common areas. This includes all items stored under front porches, in stairwells and on rear patios.
As a reminder, the Association's rules prohibit residents from feeding wild animals on the property. Therefore, all bird feeders must be removed immediately, and food should never be placed on porches, patios or the common- or limited-common areas.
If stored items and bird feeders are not removed, these items will be removed by the Association without further notice and at the unit owner’s expense.

In the summer months, blocked condensation lines from air conditioners are the primary cause of floods in the units. Lines should be cleaned at the beginning of the season and monitored throughout the season to ensure proper drainage and reduce the risk of flooding. Please remember, the entire air conditioning system belongs to YOU, the unit owner. Any damage caused by your air conditioner to your unit or those below or next to you will be your responsibility to repair. Unfortunately, homeowner insurance usually does not cover such expenses. So, please….. Have your air conditioning unit inspected and the condensation lines cleaned now!

For All Residents of Mosby's Landing:
This is an annual notice regarding the use of BBQ grills in Mosby’s Landing. It is intended primarily for new residents, but serves as a reminder to all members of the community.
One of the permanent rules of our condominium community states that the use or storage of a gas BBQ grill is strictly forbidden in Mosby’s Landing. This restriction is based on a Fairfax County Fire Prevention Code (Chapter 62, Section F-308.3.1) which prohibits the use or storage of BBQ grills which use liquid or liquefied petroleum fuels (propane) on porches, decks or balconies, or within 15 feet of any occupied building. County Fire Marshals may impose strict penalties or assess substantial fines (up to $2,500, a year in jail, or both) for any violation of this ordinance.
On the other hand, the use of a charcoal or electric BBQ grill is permissible in the community as long as the grill is not used within 15 feet of any wooden structure, is attended by an adult at all times, and is completely extinguished before it is returned to its storage place.
Fire prevention and safety should be practiced inside and outside the home at all times. Your concerns should extend beyond the members your family, your home and its contents to that of your neighbors as well. Let’s all abide by the community’s rules regarding outdoor grills, enjoy the warmer weather, and have a safe BBQ season.

Revised Parking & Towing Policy ResolutionPosted 3/26/2009 to 5/31/2009
At a Board of Directors meeting on March 19, 2009, the Board passed a revision to the Association’s Policy Resolution No. 7, "Parking & Towing Policy." The revised resolution supersedes any prior parking resolution and is effective immediately.
In addition to bringing the language of resolution up-to-date and making needed editorial changes, the rules regarding the "use of non-reserved parking spaces" and "stored vehicles", now read as follows:
"Use of non-Reserved Parking Spaces. Non-reserved parking spaces are primarily intended for the use of visitors, guests and commercial vehicles whose operator is conducting business during normal workday hours. Residents who own more than one vehicle may also use a non-reserved parking space to temporarily park a vehicle which is moved and used on a frequent basis."
"Stored Vehicles. The storage of vehicles is prohibited. Any resident who has reason to park a vehicle in a non-reserved parking space for a period of two weeks or longer (for out-of-area vacation or business travel, for example) must notify the Managing Agent in writing to obtain prior approval. Failure to observe this rule will subject a vehicle parked in a non-reserved parking space for a period exceeding fourteen (14) days to being removed from the property. This waiver is not intended to accommodate the long-term storage of any vehicle on the property."
It is imperative that all residents be aware of and abide by the foregoing rules, as well as all other guidelines and regulations contained in the resolution.
To ensure full compliance with these rules and regulations, the Board will monitor the use of non-reserved parking spaces. Any vehicle which is determined to be in violation of this resolution will be subject to being removed from the property at the owner’s expense.
A copy of the revised Parking & Towing Policy resolution will be mailed to each unit owner. Non-resident unit owners are responsible for informing their tenant(s) of the contents of the revised Policy Resolution No. 7.

Conversion to Digital TV - UpdatePosted 1/28/2009 to 7/21/2009
CONVERSION TO DIGITAL TV - UPDATE
Not long after the original notice on this subject was published last year regarding the upcoming conversion to all-digital television by major broadcast stations, the Board of Directors unanimously agreed to continue providing "building antenna" service throughout Mosby’s Landing.
Using an experienced contractor, each rooftop antenna, along with its associated amplifier and wiring, was inspected and repaired or replaced as necessary. Each antennas’ ability to receive UHF digital signals, and their correct directional orientation, was confirmed. Therefore, for residents of the community who rely on the building’s antenna for TV reception, Mosby’s Landing is prepared for the transition.
However, please keep in mind the following:
If you own an older model "analog only" TV, and use the building’s rooftop antenna or an indoor "rabbit ear" antenna, it will be necessary to obtain and install a digital-to-analog converter. Converter boxes are available locally at major electronics stores, cost approximately $60 to $75, and can be purchased with or without using a $40 Government issued coupon.
Other than the foregoing, options for residents include buying a High Definition (HD) or "HD-ready" TV (no converter box needed), or subscribing to a cable, satellite, or DSL TV service. (According to the latest published information, customers of commercial, paid for TV services will not be affected by the conversion to digital broadcasting, regardless of the type of TV they use.)
The U.S. Congress is currently discussing postponing until 12 June the nationwide conversion to all-digital TV. However, until a decision is reached, the transition is still scheduled for 17 February 2009.

The Board of Directors of Mosby’s Landing is actively seeking volunteers to fill two Board vacancies. As stated in the Association’s "Declaration", these two positions are outlined as follows:
: The Secretary shall keep the minutes of all meetings of the Unit Owners Association and of the Board of Directors; he/she shall have charge of such books and papers as the Board of Directors may direct, and he/she shall, in general, perform all the duties incident to the office of the secretary of a stock corporation organized under the Virginia Stock Corporation Act.
: The Treasurer shall have the responsibility for Condominium funds and securities and shall be responsible for keeping full and accurate financial records and books of account showing all receipts and disbursements, and for the preparation of all required financial data; he/she shall be responsible for the deposit of all monies and other valuable effects in the name of the Board of Directors, or the Managing Agent, in such depositories as may from time to time be designated by the Board of Directors. (Note: Working closely with the Association’s Management Company, the Treasurer’s position is more one of financial oversight rather than direct involvement in handling Association funds.)

This restriction is based on a Fairfax County Fire Prevention Code
(Chapter 62, Section F-308.3.1)which prohibits the use
or storage of BBQ grills which use liquid or liquefied
petroleum fuels (propane) on porches, decks or balconies,
or within 15 feet of any occupied building. County
Fire Marshals may impose strict penalties or assess
substantial fines (up to $2,500, a year in jail, or both)
for any violation of this ordinance.
On the other hand, the use of a charcoal or electric BBQ
grill is permissible in the community as long as the
grill is not used within 15 feet of any wooden structure,
is attended by an adult at all times, and is completely
extinguished before it is returned to its storage place.
Fire prevention and safety should be practiced inside
and outside the home at all times. Your concerns should
extend beyond the members your family, your home and
its contents to that of your neighbors as well. Let’s
all abide by the community’s rules regarding outdoor
grills, enjoy the warmer weather, and have a safe BBQ
season.

Digital Television - What it means to you?Posted 3/18/2008 to 3/31/2009
DIGITAL TELEVISION
Residents who own a digital or "digital ready" TV and/or already subscribe to a digital TV service may disregard this notice. Others, please read on.
As mandated by the Federal Government, the major TV broadcast stations (NBC, ABC, CBS, FOX, etc.) will be converting from analog to digital broadcasting on February 17, 2009. The exact timing of this transition could change somewhat - possibly earlier or later - depending upon a number of as-yet-to-be-resolved matters. Some stations may broadcast both analog and digital signals (a technique known as simulcasting) for a period of time after next February, but eventually each major station will switch to all-digital broadcasting.
Do not be misled by advertising which suggests that a new TV will be needed for the "digital age." It will NOT! The analog TV set which many own and use should continue to work just fine. What will be needed, however, is an antenna capable of receiving Ultra High Frequency (UHF) digital signals and a "set top" box needed to convert digital signals to analog signals.
The Department of Commerce (DOC), through the National Telecommunications and Information Administration (NTIA), has implemented a program to provide up to two $40 coupons per household to offset the cost(s) associated with purchasing digital-to-analog conversion boxes. Coupons may be requested by calling, writing or applying on-line at NTIA’s excellent informational Website www.dtv2009.gov.
If you use an indoor, "rabbit ears" type of antenna, and it is rated for both Very High Frequency (VHF) and Ultra High Frequency (UHF) reception, it should be adequate to receive over-the-air digital signals from local, major broadcast stations. Check the manufacture’s specifications to confirm the antenna’s capabilities. If the antenna is not designed to receive TV signals in the UHF frequency range (470MHz to 806MHz), it will probably need to be replaced with an indoor antenna made specifically for UHF, digital TV reception.
If you use the "building antenna," provided by the Unit Owners’ Association, digital TV reception may be possible. In the coming months, the Board of Directors will arrange to have building antennae checked to determine their capability with regard to receiving digital TV signals. Afterwards, a decision will be made as to whether or not to continue providing this service throughout the community. A notice will be published announcing the Board’s findings.
If you receive TV signals by cable, satellite or Digital Subscribe Line (DSL), call or visit the company’s Website to find out what, if any, changes must be made to your current TV set-up to make it "digital ready" before February 17, 2009.

As many of you have already noticed we have new mailboxes. You should have the key to your new mailbox in your OLD mailbox by Monday, January 14th. The Post Office will begin placing mail in the new boxes on January 16th. On January 23rd the old mailboxes will be removed and you can discard your OLD key. If for some reason you do not receive your new key you may pick-up your new key at the Oakton Post Office.

DRYER VENT CLEANING
Your association has worked out a special pricing arrangement with Top Hat Chimney Sweep to clean out your dryer vent. This is done with professional state of the art equipment. Before cleaning, airflow and temperature reading is taken at the exterior vent. Then with a blower the vent cleaning is performed. After the cleaning an airflow and temperature reading is taken. This will help to make your dryer run much more efficient and safe.
The normal price is $209.00 per unit but if Top Hat can schedule several units to be done in a day the rate is reduced to $179.00.
To schedule cleaning simply call Top Hat at 703 750-1900 and schedule a time to have your vent cleaned. The work will be done from June 12-30. They do work on Saturdays.
Please note that it is highly recommended that you have this done. Dryer vent buildup can cause fires. Owners not maintaining their vent in a safe manner can be held responsible for damage should a fire occur.

Parking Lot Repaving Begins May 1st (UPDATED INFORMATION)Posted 4/21/2006 to 5/8/2006Curb and gutter repairs will begin on Wednesday, April 26th and should generally not effect parking except in some areas. Your parking space will be marked if curb and gutter repairs will effect your parking space. This notice serves as a reminder that parking lot repaving will begin on Monday, May 1, 2006. The project is expected to take 5 days to complete. The project will consist of 4 phases, the first of which is the area at the rear of the property, adjacent to Madison High School across the back and along the Oakton side of the property to Courtyard 5. The second phase will be the Oakton side of the parking area from Courtyard 5 to the front service road adjacent to Route 123. The third phase will be on the Vienna side of the parking area from the rear near Madison High School towards Courtyard 5. The fourth phase will be from the Vienna side of Courtyard 5 to the front service road adjacent to 123. The contractor will be milling the surface of the lot several inches, laying new ashphalt and then restriping the lot. SOME VERY IMPORTANT REMINDERS: Overflow parking is available on the South parking lot of Emmanuel Lutheran Church (lot adjacent to Cox's Farm Market) beginning Sunday evening, April 30th, OR in the parking area of the High School ONLY during the hours of 10 PM-6 AM. If your vehicle is parked on the High School lot any other time it will be towed. Please DO NOT park your car in the designated work areas during the repaving as your vehicle will be towed. Please do not park in any reserved spaces other than your own at ANY time as your vehicle will be towed. Do not park in fire lanes or in any other area not designated for regular parking as your vehicle will be towed. Many people enjoy an outdoor BBQ when the weather is nice. The members of your Board of Directors are no exception.
However, given the recent spate of townhouse fires in the Metro area’s wooden communities, we feel it is necessary to remind all residents that the use or storage of gas BBQ grills is strictly forbidden in Mosby’s Landing.

Fiscal Year Budget 2006Posted 11/18/2005 to 12/31/2005At the November 2005 meeting, the Board of Directors adopted the fiscal budget for 2006. In anticipation of issuing new coupon books, which will be mailed the week of December 15th, the Board agreed that some advance explanation of the budget made good business sense. As many residents are aware, our community is aging. With this aging comes a multitude of maintenance and repair expenses that must be paid for by the community in order to maintain a "well kept" appearance. As a community, the aging process and plans to proceed with future projects will each contribute to the impact on the budget. The current board has always been sympathetic to raising fees without justifiable reason, and has never done so without first having extensive discussions on the impact to owners. This budget year was particularly difficult as the increase in monthly assesments (15%) is significantly higher than those of past years. We thank you for the fiscal responsibility you have entrusted to your board of directors. As a volunteer group, we welcome your comments at our monthly board meetings, the first 15 minutes of which are devoted to "open forum."

Dryer Vent CleaningPosted 2/23/2005 to 3/23/2005The Board of Directors strongly recommends that every unit owner contract privately to have their dryer vent fully cleaned from the inside out. Not only will this remove excess lint from the dryer vent hose, the vent pipe and the trap, but it will help prevent a dangerous dryer fire. Although there have been no reported problems in our community, the buildup of lint inside of the dryer ventilation system can be a source of fire and fires have occured in other communities. This preventative action will also enhance the performance of the dryer and ultimately save you money. Annual Meeting NoticePosted 12/18/2004 to 1/15/2005
In accordance with the Association''s Bylaws, the Annual Meeting of the Mosby''s Landing Unit Owners Association will be held on January 13, 2005, at the Patrick Henry Library, 101 Maple Avenue East, Vienna, VA 22180 (Tel: 703-938-0405).
Registration will begin at 6:30 p.m. with the business meeting beginning promptly at 7:00 p.m. The main order of business will be the election of officers to serve on the Board of Directors. Following the elections, current Board Members and a representative of Legum & Norman, our Property Management company, will review the accomplishments of 2004 and discuss projects planned for 2005. (Owners will receive a more detailed agenda in the mail.) A question and answer session will follow. The meeting will end at or before 9 p.m.
All unit owners are encouraged to attend this important event. In order to obtain the necessary membership quorum, if you as a unit owner are not able to attend the meeting, please complete and return the proxy form (included in the above mentioned mailing) to Legum & Norman no later than January 12, 2005, so your participation in the annual meeting can be counted.
